What is home watch, and how is it different from rental property management?

Home watch is a service built for homeowners who don't rent out their property — it's proactive, routine oversight of a home while the owner is away, not tenant management. Woodland Property Management Vail exists specifically for second-home owners who want their property checked, maintained, and protected between visits, without ever putting it on the rental market.

Rental management companies are built around bookings, guest turnovers, and generating income from your home. Home watch is built around protecting your investment — catching a frozen pipe before it floods three floors, confirming the furnace didn't fail during a cold snap, or noticing a roof leak after a heavy snow load. If you don't rent your home, a rental manager's tools and incentives aren't designed for you. Ours are.

Who uses home watch services?

Primarily absentee and second-home owners in the Vail, Avon, Beaver Creek, Edwards, and Eagle-Vail area — people who live elsewhere most of the year and want eyes on their property regularly. This includes owners who never rent their home, owners between rental seasons, and owners whose rental manager doesn't provide the level of physical, on-site oversight they want.

What does a typical property check include?

Every visit is a physical walkthrough of your home, inside and out. A standard check typically includes:

  • Confirming heat, water, and power are functioning normally

  • Checking for signs of leaks, moisture, or pest activity

  • Verifying doors, windows, and locks are secure

  • Checking the exterior for storm, wind, or snow damage

  • Confirming smoke/CO detectors and security systems are active

  • Adjusting thermostats or addressing any HVAC issues

  • Flushing toilets and running water to keep traps filled

  • Photo-documented inspection reports after every visit

How often should my home be checked?

It depends on the property, season, and how long it sits vacant. In the Vail Valley, winter is the highest-risk season for pipe freezes, ice dams, and heating failures, so many owners increase check frequency from November through April. We'll help you determine the right cadence for your specific home based on its systems, age, and how often you're on-site yourself.

What happens if you find a problem during a check?

You're notified right away, with photos and details. For anything urgent — a burst pipe, active leak, or heating failure — we act immediately to limit damage and coordinate the right vendor to fix it, keeping you informed throughout. Non-urgent issues are flagged in your inspection report so you can decide how to handle them on your own timeline.

Do you coordinate with contractors and vendors?

Yes. We manage the on-site logistics for plumbers, electricians, HVAC techs, cleaners, landscapers, snow removal, and other vendors — providing access, supervising work, and confirming the job was done correctly before you're billed. You stay in control of who you hire; we handle the coordination so you don't have to fly in for every service call.

Is Woodland Property Management insured?

Yes. Per our accreditation with the National Home Watch Association, we carry $1M/$2M liability coverage plus surety bonds, so you can have confidence in the protection behind every visit and every vendor coordinated on your behalf.

How is pricing structured?

Pricing is based on the size of your home, check frequency, and level of service needed — billed monthly or per-visit depending on what fits your property best. Can you manage my home if I decide to rent it out occasionally?

Home watch and light rental support aren't mutually exclusive — if you rent occasionally through your own arrangement, we can still provide property checks between guest stays or during vacant stretches. What we don't do is manage bookings, guest communication, or turnovers — that's rental management, and it's a different service with different incentives than what we offer.
